Mobile Homes Are Filling the Affordable Housing Gap

Home prices are rising nationwide, and low-cost housing is becoming all too scarce. With the stock of reasonably priced “brick and mortar” homes and apartments dwindling, home buyers are looking outside of traditional real estate for more affordable options. Mobile homes are at the top of that list!

According to a recent report by Apartment List, manufactured homes, including mobile homes and trailers, offer the largest source of unsubsidized affordable housing in the nation. In fact, U.S. Census Bureau data shows that one in eighteen Americans – or 17 million people – currently live in a mobile home or trailer.

However, the federal government only provides housing assistance, such as Section 8 vouchers, to 11 percent of the low-income households in need. The mobile home industry is filling that gap as an affordable and sustainable housing solution.

In the country’s 100 largest metropolitan areas, mobile home residents, including both renters and owners, spend approximately 40 percent less on housing costs than people living in traditionally constructed homes. The Apartment List report found that the median monthly housing cost for a mobile home, including rent/mortgage, property taxes, lot fees, and utilities, was $564, compared to $1,057 in a traditionally constructed home.

This affordability is drawing the interest of fixed-income seniors looking to economize and downsize. Age-restricted mobile home parks, like The Village of Zephyrhills, offer modern long-term rentals, along with amenities like a clubhouse, pool, and activities. For people 55 years and older, the safe, close-knit communities that are fostered by well-managed mobile home parks are an added benefit.

By living in a mobile home, residents are able to save on rental costs, so that they can better afford other necessities – or just enjoy life more. At The Village of Zephyrhills, residents say their mobile homes make everything else possible.
